Run the numbers: mortgage & Alberta closing cost calculators.
Working calculators and checklists. Everything here is an estimate only — rates shown are sample inputs, not live rates. Save a scenario and it'll be waiting on your dashboard.
Mortgage payment
Canadian fixed-rate mortgages compound semi-annually, not in advance (Interest Act). This calculator converts the nominal annual rate to an equivalent rate per payment.
Affordability
Uses typical insured-mortgage limits: GDS ≤ 39% and TDS ≤ 44% of gross income, qualified at the greater of your rate + 2% or 5.25% (federal minimum qualifying rate / stress test).
CMHC insurance premium
Mortgage default insurance is required when you put down less than 20%. The premium is a percentage of the loan, based on loan-to-value, and is usually added to the mortgage. Premiums here use CMHC's published homeowner schedule (Sagen and Canada Guaranty publish matching rates). Alberta has no provincial sales tax on the premium.

Alberta closing costs
Good news: Alberta has no land transfer tax. Instead you pay Land Titles registration fees: $50 + $5 per $5,000 (or part) of the property value for the transfer, and $50 + $5 per $5,000 (or part) of the mortgage amount for the mortgage (in effect since Oct 20, 2024).
Rent vs buy
Compares estimated net worth for buying vs renting and investing the difference. All growth rates are sample assumptions — change them to test your own view.
Cap rate & cash-on-cash
For income properties. NOI = income − vacancy − operating expenses. Cap rate = NOI ÷ price.
Lease cost
For tenants comparing spaces. Most Calgary commercial leases are net: base rent plus additional rent (operating costs & property tax, often called TMI).
Fit-out (tenant improvement) cost
Estimate build-out cost, subtract the landlord's TI allowance, and see what the remainder costs if amortized over the lease.
Acreage & rural due-diligence checklist
Questions I'd want answered before firming up on rural property. Not legal or technical advice — involve your lawyer, inspector and the county.

Document checklist (buyers)
What lenders and lawyers commonly ask for. Your lender's list is the one that counts.
