Your information, in plain language.
What this site collects, why, and how you stay in control.
Who we are
This site belongs to Travis Vanderveen, REALTOR®, who works as Vanderveen Real Estate with his brokerage, eXp Realty of Canada Inc. o/a eXp Realty, #700 - 1816 Crowchild Trail NW, Calgary, AB T2M 3Y7 ("we", "us"). Questions about your personal information go to Travis Vanderveen at Travis@vanderveenrealestate.com or 403-966-2912.
We follow Alberta's Personal Information Protection Act (PIPA) and, where information crosses provincial or national borders, the federal Personal Information Protection and Electronic Documents Act (PIPEDA). This page explains, in plain language, what we collect, why, and what choices you have.
What we collect
- What you send us: your name, email, phone, the property you ask about and your message, when you use a form (Ask Travis, home value, land value, open house sign-up, joining eXp).
- Account features (optional): favourites, saved searches, notes and calculator scenarios, if you create an account.
- Site activity (only if you agree): pages and listings viewed, searches and tools used. See the table below.
- Basic technical data: like every website, our host records standard information (IP address, browser type) to keep the site running and secure.
Why we collect it
We use your information only for reasonable purposes you would expect: to answer your question, prepare the opinion of value or information you asked for, set up a showing or meeting, keep the records our brokerage and regulator (RECA) require, and keep the site secure. We collect only what we need for those purposes.
Your consent
By sending a form, you agree that we can use what you sent to respond to that request. You can withdraw your consent at any time by emailing us. If you do, we'll explain any effect (for example, we may not be able to send you alerts), and we'll still keep records that the law or our brokerage requires.
Marketing is optional
Listing alerts, market updates and newsletters are optional. We send them only if you tick the separate box for each one. The boxes are never pre-ticked, and you don't have to agree to marketing to get an answer or a home value. Every marketing email identifies us and includes an unsubscribe link (Canada's Anti-Spam Legislation, CASL). We keep a record of when and how you gave consent.
Activity tracking — what and why
If you agree (on your first visit, or when you create an account), we record how you use this site:
| What | Why |
|---|---|
| Pages viewed, time of visit | To show "pick up where you left off" and understand what's useful |
| Listings viewed and time spent on them | Recently viewed list; so Travis can follow up on what interests you |
| Searches and filters (area, price range, property type) | Better suggestions and saved-search alerts |
| Favourites, notes, saved searches, saved calculator scenarios, checklist progress | To keep them for you across visits (your notes are private to you) |
| Tools used and forms submitted | To answer your questions and improve the tools |
Anonymous search counts: With the same OK, what you search for on this site (area, property type, price range, bedrooms, acres, or words you type in a search box, and the filters on links into the MLS® search) is also counted with everyone else's, so Travis can see what people are looking for overall. These counts don't include your name, email, phone or IP address; they carry only a scrambled code for your device, so repeat searches can be spotted without knowing who you are. They're stored by Cloudflare (see Where it's stored) and deleted after about 13 months. Searches you run on the BoldTrail MLS® search site itself are covered by BoldTrail's own privacy notice.
Who sees it: Travis (and his authorized assistants) through a client activity view. We don't sell your information or use it for third-party advertising.
Your choices: Browsing works without an account and without tracking. Choose "Essential only" on the privacy prompt, or turn tracking off any time under My Dashboard → Privacy. You can download or delete your data, or delete your account, from the dashboard.
Retention: We keep personal information only as long as we need it to help you and to meet legal and brokerage record-keeping requirements, then delete or anonymize it.
Cookies / local storage: Essential storage keeps you signed in and remembers your privacy choice. Activity storage is used only if you agree.
Where it's stored
Some of your information is stored and processed in the United States by our service providers (including BoldTrail and Cloudflare), so it may be subject to US law and accessible to US courts and authorities. Account features on this site (favourites, saved searches, notes) are kept in your own browser.
How long we keep it and how we protect it
We keep personal information only as long as we need it for the purposes above and to meet legal and brokerage record-keeping rules, then delete or anonymize it. We use reasonable safeguards: encrypted connections (HTTPS), password-protected accounts and limited access.
Your rights
You can ask to see the personal information we hold about you, ask us to correct it, or withdraw consent, by emailing Travis@vanderveenrealestate.com. We'll reply within 45 days, as PIPA requires. If you're not satisfied, you can contact the Office of the Information and Privacy Commissioner of Alberta or the Office of the Privacy Commissioner of Canada.
Using this site
- Information on this site is general information, not legal, financial or tax advice. Home and land values are a REALTOR®'s opinion of market value, not an appraisal.
- The full MLS® search is provided through BoldTrail and has its own terms and MLS® data notices. Listing information is deemed reliable but not guaranteed.
- Using this site or creating an account doesn't create an agency relationship or any obligation. A brokerage relationship only begins with a signed agreement.
- The trademarks REALTOR®, REALTORS® and MLS® are controlled by The Canadian Real Estate Association (CREA) and identify its members and their services.
